Acceptable Use & Listing Rules

What you may and may not do on RentPal, and what a listing must contain.

This document is a plain-language working draft prepared for the RentPal NG platform. It describes how the product actually works today and is pending review by a qualified Nigerian legal practitioner before launch. It is not legal advice.

1. Listing requirements

  • You must be the landlord, an authorised property manager, or an agent authorised by the owner.
  • The property must genuinely exist and genuinely be available on the terms advertised.
  • The annual rent shown must be the real rent. Do not advertise a low figure and negotiate up.
  • Photographs must be of the actual property, recent, and not lifted from another listing or stock library.
  • Location, bedrooms, bathrooms, property type and amenities must be accurate.

2. Prohibited listings and conduct

  • Fake, duplicate, bait or already-let listings.
  • Requesting payment outside the platform for a tenancy that is being arranged on the platform.
  • Requesting inspection fees, agency fees or 'agreement fees' that are not disclosed in the listing.
  • Discrimination on the basis of ethnicity, religion, gender, disability or state of origin.
  • Harassment, threats, spam, or repeated unsolicited contact through messaging.
  • Uploading malware, or documents belonging to someone else.
  • Attempting to bypass moderation, verification, payment or access controls.

3. Messaging

Messages sent on RentPal cannot be edited or deleted after sending — this is deliberate, so that a record exists if a dispute arises. Keep negotiations on-platform; agreements struck off-platform cannot be evidenced by us.

4. Reviews

Reviews must describe your own genuine experience of the property. Do not post reviews in exchange for payment, and do not review a property you have no relationship with.

5. Enforcement

Breaches may result in a listing being rejected with a reason, suspended, or archived, and in an account being suspended. Serious cases — particularly suspected rental fraud — may be reported to the appropriate authorities.

6. Reporting

If you see a listing or message that breaches these rules, report it through our Support & Disputes page with the property link or the name of the user involved.
